We designed both lofts to be the same, meaning they both had a master bedroom with en-suite. They both had a great view of the River Tamar so we fitted French doors with a glass pane. The hallway leading to this second floor was constructed to match the existing staircase and balustrade on the ground floor, which allows for a seamless flow from the ground floor to the new second floor.
The owners of a pair of semi detached buildings in Saltash required a loft conversion to their 1950 properties. After talking to them, they decided to have the maximum size conversion possible for their needs. This allowed us to construct two rear dormers with their roof alterations of hip to gable, staying within their permitted development rights of 50 cubic metres maximum.
The owners of this 1960’s semi required a loft conversion to achieve an extra bedroom with en-suite for their growing family, and wanted the maximum space possible to bring the cost per square metre down. Whilst doing the loft conversion the owners of the property requested that the front roof be as new as the rear, which would be all new due to the loft conversion. During the loft conversion we removed all the old slate and installed a new breathable felt and treated batten roofing. By approaching the job this way we were able to create a very large master bedroom with a good sized en-suite. By altering the existing roof from a hip roof to a gable roof we were able maximise the usable space of the rear dormer possible within their permitted development rights, thus avoiding planning permission.
